How Long Does It Take to Sell a House in Fredericksburg, TX Right Now?
Folks ask me this one at the kitchen table more than just about anything else... usually right after "what's it worth?"
Here's the short answer. Right now a typical Fredericksburg home is taking about three to four months to go under contract. After that, closing usually takes another 30 to 45 days. If you count from the day you decide to sell to the day the money hits your account, plan on roughly five to seven months.
That's longer than it was a year or two ago. Here's why, and here's what you can actually do about it.
What the numbers say
Different websites measure this differently, so take any one number with a grain of salt. The trend is the same everywhere, though:
- Redfin shows homes in the 78624 zip selling in about 97 days on average as of mid-2026. A year earlier it was 78 days.
- Movoto's August 2026 snapshot puts the average at 116 days, up from 103 the year before.
- Our local MLS is the number I trust most. I pulled every residential sale with a Fredericksburg address, 59 homes in all, that closed over the last three months. The median home took 112 days on the market. Counting homes that were taken off the market and relisted, the median was 119 days. The fastest sold in 19 days, and the slowest took over a year.
So homes are still selling... they're just taking longer than they did a year ago. Buyers have more to choose from, and they're taking their time.
The timeline, step by step
1. Getting ready (2 to 4 weeks).
This is pricing, small repairs, cleaning up the yard, and photos and video. Skip it and you usually pay for it later in days on market.
2. On the market (about 3 to 4 months right now).
Most of the action happens in the first two or three weeks. That's when your home is new and every buyer who's been waiting goes and looks at it. If it hasn't drawn serious interest by then, the market is telling you something.
3. Under contract to closing (30 to 45 days).
That covers the option period, inspections, the appraisal, the buyer's loan, and title work. Cash buyers can close faster. Land and acreage deals can take longer if there's a survey, a well, or a septic inspection involved.
What makes a Fredericksburg home sell faster (or slower)
Price is most of it. I believe pricing does more to decide how long you'll wait than anything else. A home priced right for today's market, not last year's, gets showings in the first two weeks. A home priced "to leave room" usually sits, then has to come down, and by then buyers are wondering what's wrong with it.
The local numbers back this up. Over the last three months, homes sold for about 95% of their final list price. Measured against the original list price, that drops to about 94%, and on the homes priced furthest off it was as low as 70%. Starting too high usually doesn't get you more money... it gets you more time on the market and a lower price at the end.
Price range matters. Homes in the more common price ranges for this area move faster than luxury homes or big acreage. There are just fewer buyers at the top, so it takes longer to find the right one.
Condition and first impressions. Buyers here are often coming from out of town, and many are shopping online before they ever drive out. If the photos don't make them want to make the trip, they won't.
Time of year. Spring is still our busiest season. Fall is steady here in the Hill Country. The stretch between Thanksgiving and New Year's is the slowest.
Short-term rental history. If your place has been a guest house or vacation rental, buyers will ask about permits, bookings, and what it earned. Having that paperwork ready ahead of time saves weeks.
Marketing. The MLS alone puts a sign in the yard and waits. Real marketing goes out and finds the buyer, especially the relocating buyer who doesn't live here yet. That means professional photos and video, social media, our email list, and the agent network.
What I'd do if I were selling this fall
- Get an honest value first. Not a Zestimate. Online estimates in the Hill Country can be way off, especially on land, older homes, and anything with acreage.
- Fix what a buyer will notice in the first five minutes. Skip the big remodel.
- Launch strong and price it right from day one. Your best shot at a buyer is in those first few weeks.
- Line up your next move early. If you need to sell before you can buy, there are ways to handle that, and it's a lot easier to plan ahead than to scramble.
Quick answers
What's the average time to sell a house in Fredericksburg, TX?
Over the last three months, the median Fredericksburg home sold after 112 days on the market, or a little under four months. Closing takes another 30 to 45 days after that.
Is it taking longer than last year?
Yes. Most data sources show homes taking anywhere from a couple of weeks to a month or more longer than in 2025.
Can I sell faster?
Price it right for today's market, have it ready before it launches, and market it beyond the MLS. Cash offer options can also shorten the timeline if speed matters more than top dollar.
Does land or acreage take longer to sell?
Usually, yes. There are fewer buyers, more inspections and surveys, and financing can be trickier.
